The annual inspection

A licensed plumber looks at the whole system while nothing is wrong.

Once a year a licensed plumber walks your home, top to bottom, checking everything that carries water. It is a visual, non-invasive inspection: we do not open walls, ceilings or floors, and it covers homes up to 4,000 square feet with a standard tank or flush-style water heater. You get a plain account of what is sound, what is wearing, and what to budget for. If nothing needs doing, that is the finding.

What the inspection covers

Six checks, every year.

Complete visual inspection

Whole-home walkthrough of the visible plumbing, up to 4,000 sq. ft.

Fixtures and faucets

Every faucet, aerator, sink, shower and tub checked for leaks.

Shut-off valves

Each valve located and tested so it works when you need it (appliances excluded).

Toilets

Checked for leaks, tightness to the floor, flushing and running.

Water pressure

Tested to catch high or low pressure before it wears out fixtures.

Garbage disposal

Inspected for proper operation, leaks and wear.

Member benefits

The rest of the year, you go to the front of the line.

Plumbing problems do not wait for the annual visit. As a member, you get priority service and scheduling when you call, and member pricing on whatever the job turns out to be: 5% off invoices up to $999 and 10% off invoices of $1,000 or more. Because we have already seen your system, we arrive knowing where the shutoffs are and what was noted last time.

How it works

Sign up once. Four steps.

01

Choose annual or monthly

$169 a year or $15 a month, selected at signing. Pay by cash, check, or credit card.

02

We schedule your inspection

A licensed plumber comes out on a day that suits you and inspects the whole system.

03

You get the findings

A plain account of what is sound, what is wearing, and what to plan for. Any repair is quoted before work starts.

04

Member pricing all year

Priority scheduling and 5% to 10% off parts and labor on every invoice for the rest of the term.

Scope and add-ons

What is in, what is extra, and what is not covered.

Standard scope: homes up to 4,000 sq. ft. with a flush or tank-style water heater. Larger homes are quoted an additional inspection fee before service.

Add-on: inspection of a secondary heat source for $79.

Not included: tankless water heaters, well systems, septic systems, and sewer line video inspection. Each is available as a separately quoted service.

The honest caveat: a visual inspection finds what is observable on the day. It is not a guarantee that no leak or failure will occur, and it cannot see inside walls or underground. It catches the failures that give notice, which is most of them.

Questions we actually get

Straight answers, no runaround.

How does renewal work?Membership runs 12 months and renews automatically at the then-current rate. We send a reminder at least 30 days before renewal, and you can cancel with written notice at least 15 days before the renewal date. Can I cancel early?Either party can end the agreement with 30 days written notice. The membership fee is non-refundable once a term has started, including on early cancellation. What happens if you find a problem?Anything outside the inspection is quoted separately and we get your approval before doing or billing any work. The one exception is an active leak or safety hazard that needs immediate action, in which case we act and notify you as soon as possible.Does the discount apply to every job?Yes. 5% off invoices up to $999 and 10% off invoices of $1,000 or more, on parts and labor, for the life of your membership. What if I move?Membership transfers to your new residence as long as you are the original signing member. It cannot otherwise be transferred to another person without our written consent. What if a payment is late?If payment is more than 10 days past due, member benefits including priority scheduling and discounts pause until the account is current. A late fee may apply after 15 days.
